Plans for a new apartment complex on Brisbane’s rapidly developing Racecourse Road have been lodged with Brisbane City Council, with 29 homes proposed for a five-storey building in Hamilton.
The development at 46 to 50 Racecourse Road would also include restaurants or cafes at ground level, adding to a series of major residential projects already under way along the inner-city strip.
The 1,856-square-metre site is directly south of St Augustine’s Anglican Church. The proposed building would contain six two-bedroom apartments, 22 three-bedroom apartments and one four-bedroom apartment.
A rooftop garden is planned with a gym, sauna and plunge pool. The development would also include 75 underground car spaces and storage for 35 bicycles.
The application says the area has “matured into a vibrant destination”, with a mix of uses creating an active and walkable environment and strengthening Racecourse Road’s role beyond that of a local convenience centre.
Other large projects are progressing at 53 and 77 Racecourse Road, while developer Graya is building apartments at 63 to 71 Racecourse Road. That project attracted attention in April after tenant Krazy Dessert Hamilton was evicted before construction could begin.
The new proposal has been put forward by Fortis, which also developed the 16-apartment Lynsford building opposite the site. Prices for three-bedroom apartments in that development began at about $3.45 million, although no prices have been given for the latest project.
