Plans for a new apartment building on Brisbane’s rapidly developing Racecourse Road have been lodged with Brisbane City Council, with the five-storey Hamilton project set to include 29 homes and ground-floor restaurants or cafes.
The development is proposed for a 1,856-square-metre site at 46 to 50 Racecourse Road, directly south of St Augustine’s Anglican Church. It would contain six two-bedroom apartments, 22 three-bedroom apartments and one four-bedroom home.
A rooftop garden is included in the plans, along with a gym, sauna and plunge pool. The building would also have 75 underground car spaces and secure storage for 35 bicycles.
The application describes the precinct as having matured into “a vibrant destination”. It says the mix of uses would create “an active and walkable environment … reinforcing Racecourse Road’s role as a genuine destination rather than a local convenience centre”.
The proposal is one of several major residential projects under way along the strip, with developments also planned or being built at 53 and 77 Racecourse Road.
Developer Graya is constructing apartments at 63 to 71 Racecourse Road. That project attracted attention in April when tenant Krazy Dessert Hamilton was evicted before construction could begin.
The new apartment building is being put forward by Fortis, which also built the 16-apartment Lynsford development across the road.
Three-bedroom apartments at Lynsford were advertised at prices starting at about $3.45 million, suggesting homes in the latest Racecourse Road development are unlikely to be aimed at the lower end of the market.
